For your convenience, there is a boat ramp on the property. The marina is just around the corner if you wish to rent a boat or need gas. There are 4 bedrooms and 2 baths. The location on the lake is prime - just a short drive to Milledgeville, GA for restaurants, groceries (Kroger's or Walmart), bait, ice, liquor, golf, movie theater, mall, medical centers, Georgia College, etc. Or if your prefer to boat, it is only a 7 minute boat ride to/from Sinclair Marina.This is our home away from home and we have outfitted it with everything we enjoy while we are there. The furniture, beds and linens are Modern, High Quality, and Comfortable for your enjoyment. Location, Location, Location: Our vacation home is located in East Lake Sinclair, a scenic "country" drive from Milledgeville, GA. The roads are all nicely paved, just keep an eye out for the turkeys and deer! This area is known for nearby marinas, fishing, golf courses, historic towns, local parks, boutique restaurants, and other nearby amenities that you can research or ask us about. Our lake home is centrally located in the heart of the lake, a short boat or jet ski ride to restaurants with boat parking and close to marinas with gas docks. Inside The Home: The Main Level has an open floor plan with great views of the lake and spectacular sunsets year round. The kitchen is an open floor plan, with plenty of space for entertaining. The kitchen is fully stocked with pots, pans, utensils, coffee maker, microwave, toaster oven and dinnerware for a large group. We have a large living area off the kitchen with fireplace, 2 full size sofas and 2 club chairs. It also boast a 60" 4K Smart HDTV to catch your favorite sports team and bar to enjoy your favorite cocktail. Also on the main level, adjacent to the kitchen and living area, is a large dining table that seats 10 people. The Master Suite is also on this main level and has a king size bed, Smart TV, private bathroom and walk-in closet. You'll also find a laundry room with full size washer and dryer, essential cleaning supplies and a vacuum in case of an accidental spill. The main floor has hardwood floors and the living spaces are filled with natural light thanks to huge windows looking out to the lake. Along the back of the entire main level is a large wrap-around deck for plenty more outdoor living space with outdoor sofas, chairs and dining area. The Upper Level has another Master Suite with King sized bed, Smart TV and private balcony. Adjacent to the Upper Level Suite is a guest room with Queen Sized bed, a study area with desk and a full bath. The Lower Level is a kids oasis, with two bunk beds (4 twin beds). There is a large sofa, love seat, club chair and 60" 4K Smart HDTV for movie nights. There is also a full bath on the lower level. Outdoor Seating: On the open deck, there is a charcoal grill and huge outdoor table with 12 chairs to sit the whole family and then some. There is also covered deck area with a outdoor 2-person sofa and 2 club chairs. Both have spectacular views of the lake, backyard and dock areas. You'll also find plenty of lightweight Adirondack style chairs in the dock storage, that can be used around the fire pit area or be moved around as needed. Private Dock, Swimming, & Fishing: Our water is the clearest on the lake and our new, permanent, private dock has a solid foundation and won't bounce up and down with each wave. The dock quality and dock surface are really important if you plan to spend time on the dock or park a boat. There is a large table with stools on the dock that will comfortably sit 8-10 for your morning coffee or afternoon lunch by the water. The dock also has a swim ladder and plenty of lighting. There is a GFI power outlet on the dock so you can inflate water toys and plug in accessories. Kids often have success catching nice bass, crappie, sunfish, and catfish from the dock because of the location near deep and cool water. We also have 2 Paddle Boards, 3 Kayaks and Water Noodles for your lake experience. Fire Pit and Outdoor Features: The home is located in Erin Shores, near the end of a short cove with a long, private entry paved driveway. Our lawn has a large, nicely manicured front and backyard, with tons of room for the kids to play outside. Our area is perfect for morning walks and rarely do we see vehicles pass us. From the driveway there are only 8 steps into the main level of the home. The property is very gently sloping towards the lake and is approximately 1.3 acres in size. Neighboring homes are also on large lakefront lots with tree lines separating the homes, giving you privacy. From the house, there is a smooth path that brings you to the fire pit and to the dock. It is easy to roll a cooler or carry water toys between the home and the dock. The large fire pit is set near the lake and dock, perfect for star gazing and enjoying the warmth of a fire at night. The Extra Stuff: We keep extra linens and provide a starter kit of toilet paper, paper towels, trash bags, dishwasher & Laundry detergent and a few other things you may have forgotten to pickup at the store. We also have pack and play and high chair for small children. Mobile Phone Coverage, Cable, WiFi Access and Charging Station: Inside the home and throughout our lakeside neighborhood you'll get good mobile phone coverage with most of the main providers. Our neighborhood and home is one of only a few in the area that have fiber optic high speed internet, Wifi, and Cable service. We know you probably want to disconnect from technology while your on vacation, but just in case, we have added a built in USB charging station for your convenience. Primary Renter Age Requirement: The primary renter signing the home rental contract must be 30 years of age or older and must be staying at the property each day of the rental period. No more than 10 guests (6 adults maximum) may occupy the property. Keep in mind that 4 of the beds are twin beds in a bunk bed set up, so these are not ideal for adults - especially the top bunks should not be used by people over 160 lbs. This is our personal lake home that we visit and enjoy often. We have nice neighbors that live in the adjacent homes year round. We expect you to fully enjoy our home and all the amenities we offer while also being respectful of neighbors and being gentle with our personal property. Our lake home is great for entertaining, but not for partying. No Pet, No Smoking Policy This is our personal vacation home and we spend as much time here as possible. Some of our family members have severe allergies and/or Asthma. Therefore, we have a strict no pet policy and absolutely no smoking in our home (including e-cigarettes). There are lots of different spots if you prefer to stay quiet or get together. Super comfortable areas inside and outside. All you need for your cooking and barbecuing time. Huge table. Fire pit. Lots of chairs in different spots so you can rest, talk, read, look the view, watch a beautiful full moon rising, fish (bass fishing is amazing in this small cove!) or just soak up the sun. 2 kayaks are available during your stay and we can share information about places renting all kinds of water gear. The water level in our dock is about 3ft, sometimes more, sometimes less, varying during the day, depending on Georgia Power schedule.

We now have DISH TV! 2 bedroom, 2 bath lakehouse in a perfect location. It has a view of the main lake but the dock is out of the main channel making it perfect for swimming. There is a Kroger within 5 minutes of the house and several restaurants (including Jackson's Bar and Grill who serves wonderful seafood). The dock is equipped to have a boat alongside it safely so you can bring your own boat and tie it to the dock (I would put bumpers on your boat as well) Sinclair Marina is very close (a couple of miles down the street) and offers gas services and has a launch site. The water at the end of the dock is 10 feet deep. The house has a wonderful, wide porch for viewing the lake and you can see the dock/lake from the kitchen. The house faces east so you can get relief from the hot sun in the late afternoon. One bedroom has a full bed. The second bedroom has a full bed and a bunk bed (the lower bunk is a full bed and the upper bunk is a single). This bedroom has a wide screen TV and a DVD player. The living room has a full pull out sleeper couch and there is a single day bed in the living room that is also very comfortable. The living room also has a wide screen TV with a DVD player. It is a wonderful and comfortable place for a family. It has a washer/dryer, dishwasher, a screened in porch, and a full sized dock. Our dock is set up for renters to dock their boat safely against the side - it has rubber bumpers to protect the boat. We have DISH TV and dvd players. We do not have Internet.

Private Cabin on Lake Sinclair sleeps 2, has full bath and kitchen. Private boat Launch, Private Boat Slip under Boat House with secure gated drive. This private cabin is behind main house but completely self contained. Porch across front of cabin with lake view. Deep water out front with coves on both sides. All necessary amenities provided. Microwave, oven and refrigerator provided. Cable TV in bedroom with grill on porch. Not child friendly.

We are 4 miles from the beautiful Oconee Greenway state park which offers Oconee River walking paths, fishing, a public boat ramp and more. Rock Hawk Effigy is another wonderful destination! It is about 20 minutes from the house and can provide you with beautiful trails in addition to water ways for swimming! If you are forced to keep in touch with the real world-- our Wi-Fi is also excellent. ...only 6 easy miles from Downtown Milledgeville, and approximately 60 miles from Atlanta. We are also a hop skip and jump from UGA...Athens! Go Dawgs! Another popular event for our guests is the MASTERS. We are 1 mile from Sinclair Marina and 2 miles from Little River Marina!!!!!! Boat and Jet ski rentals available at both (call asap because they book early). There is enough parking for 1 vehicle in THE DOUBLE GARAGE, 2 additional vehicles on the parking pad, and MAYBE 2 more in front of the garage. Owner prefers one PLEASE leave their boat trailer/ trailers at the marina upon putting in. Due To large risk of significant sprinkler system damage-- please do not ride or park on the grassy areas. We welcome your pets (dogs) also - nonrefundable deposit required PER ANIMAL! IMPORTANT- Please disclose number of dogs, sizes and breeds upon requesting your reservation (Limit 2 per stay- and bring your crates). We require they are crated while they in the home.??
